Before I detail the reasons why I found your services to be so exceptional, I wanted to first explain to you a bit about the foundation for my opinions. First, over the past three decades I have bought and sold many different pieces of real property. In every occasion, I utilized the services of a real estate agent. More critically, I have been a trial lawyer for more than 30 years and as part of my practice I have both prosecuted claims against real estate professionals and defended many more. Thus, I have had a unique opportunity to observe the truly inner workings of real estate transactions.
In every transaction where the real estate agent’s compensation is dependent upon a completed sale (i.e. commission), the agent suffers an unavoidable conflict of interest. In these cases, the agent’s livelihood is entirely contingent upon a completed transaction. Therefore, the agent has a rather compelling interest to motivate both the buyer and seller to complete the sale. Recognizing these competing interests, I have thus learned to be exceedingly cautious of most everything I am told by agents, especially the other party’s agent.
In this case, I was quite surprised the first time I heard you detail the reasons why you felt that a viewed property would not satisfy my desires and expectations. I quickly realized that to even be in a position to proffer such opinions, you were required to spend a significant amount of time to gain an understanding of those factors which were most important to the decision making process. Over the following months, you repeatedly directed me away from potential purchases which, in hindsight, I now realize would ultimately have proven very unsatisfactory to us. By this point it became crystal clear to me that you had one, and only one motivation, and that was to place our interests completely above your own. This remained true even when it often appeared that your job in finding us the right home would be no simple task. I cannot begin to express how truly remarkable this professional trait is in this day and age. You should be commended for your unwavering ethics.
Ultimately, and after an incredible amount of effort on your part, you were able to find us exactly what we were seeking. Through your incredibly savvy advice and guidance we were able to complete the purchase. At that point, you were poised to earn your commission with little further effort on your part, however, again much to my pleasant surprise, the level of your efforts actually increased, and quite dramatically. Based upon your years of experience in the real estate industry and the Scottsdale community, you not only provided us with further advice and direction, but you went out and actually sought, arranged and directed all the related services which are commonly attendant to a real estate purchase, but which are not typically provided by any real estate agents. In fact, your actions went so far above and beyond anything I have ever witnessed, I often found myself feeling guilty for allowing you to undertake these steps.
It is difficult for me to accurately describe how your expertise and commitment to your profession is so far above the norm. Your professional ethic is something to which every real estate agent should aspire. Unfortunately, far too many do not. My only regret is that I am not in a better position to pass on my experience to others who may need your services in the future.
